Requirements for renting
DEPOSIT
The deposit is normally one months rent, your deposit is then deposited with the Deposit Protection Service where it is held for the duration of your tenancy, on check out at the end of your tenancy as long as the property is in good condition and there are no losses or damage the deposit is refunded in full.
FIRST MONTHS RENT IN ADVANCE
Your first months rent will be required in cleared funds on check-in and then collected monthly in advance by standing order from your designated bank account
ADMIN FEE
We do charge a nominal admin fee and a holding deposit from tenants once we have a property you are interested in taking a tenancy on, the holding deposit is refundable normally from your first months rent, we do not charge any fees for registering your requirements with us unlike some letting agents
REFERENCES
We Reference all potential tenants by means of credit check, personal, work, and previous landlord (if applicable), each tenant will need to be referenced, the cost of this is covered by the admin fee.
GUARANTORS
Should the credit and reference check be lower than the required score a guarantor may be required, a guarantor would also need to be referenced and would be named on the tenancy agreement as guarantor to the tenants.Please note that if you are in receipt of Income Support you will be required to provide a Guarantor
