MARKETING AND ADVERTISING
Our staff will compile a professional and detailed profile with high quality photo display of your property which will be displayed through our office and our own property guide on the internet along with a number of additional internet property guide portals on the internet
TENANT REFERENCING
Tenants credit referenced along with personal, employment and previous landlord reference, ensuring only reliable tenants with good credentials are placed in our properties, referencing is carried out by an independent company who is specialist in this field
ACCOMPANIED VIEWINGS
A member of staff will be present with tenants at each viewing to ensure that the viewing goes smoothly and that the tenant is shown the full potential of the property
RENT COLLECTION AND DEPOSIT TO LANDLORDS BANK
Rents are collected directly from the tenant’s bank account by standing order and then transferred to your designated account; each transfer is followed by an account statement which is forwarded to you via your preferred contact details
DEPOSITS
Deposits collected and transfered to the Deposit Protection Service, where they are held for the duration of the tanancy, at the end of the tenancy the deposit is then returned to the tenant as long as the property is in good order, should there be any damage to the property or furnishings the costings will be deducted and passed to the landlord or agent for repair or replacement and the remaining amounts returned to the tenant.
TENANCY AGREEMENT
Your property will be fully safe guarded by a professional tenancy contract which will protect your interests along with all notices and updates on legislation.
RENT GUARANTEE (OPTIONAL)
We offer a range of insurance covers to both landlord and tenant of which one is to protect your rental income in the unlikely event of a tenant defaulting.
INVENTORIES
Professionally compiled inventories with photographic views of each room along with schedule of condition to ensure there is no dispute on check out and any damages, losses or dilapidations are covered, so you may claim your right to replace/repair from the held deposit.
REGULAR INSPECTIONS
Managed properties are inspected on a regular basis (at least every 3 months) to ensure the property and contents(if applicable) are in good condition and the tenancy is running smoothly, at which point a report is compiled and forwarded on to you via your preferred contact details
COMPETITIVE FEES
Our fees are highly competitive for a high quality service to both landlord and tenant,un-like some management companies we do not charge management fees in advance, we collect management fees from rents collected each month IN-HOUSE MAINTENANCE SERVICE
We have an in house-house maintenance and repair team who carry out all minor maintenance and repairs required to your property at cost price and we have contractors for gas and electrical we use on a regular basis who are reliable and competitive on costings which we do not add any fees. We also give you the option of using your own nominated contractor/s for works required on your property, we do charge a percentage for overseeing works on this option;
EPCs
From the 1st of oct 2008 it is a legal requirement for every landlord to provide their tenants with an energy performance certificate, this legislasion only applies to tenancies commencing on or after this date, properties which are already occupied by a tenant on that date are temporarily excempt from this requirement until the tenancy changes. should you require any further info on or require an epc, we will be happy to assist you
